Built like a building, run like a plant

A building is an operation. Heat, water, doors, lifts, tenants and money move through it every hour of the day, and a growing share of that movement is networked. PropertyIT exists to give property teams the same discipline for their technology that facilities teams already apply to their mechanical systems: drawings, inspections, change control, spare parts, and a named person who answers the phone.

We are a sub-brand of SAZ.ca (Strategy, AI & Acceleration consulting) and Sedighi.ca. The work is led by Ali Sedighi, MBA, a Vancouver-based technology strategist and CTO with more than 17 years of delivery since 2007. Strategy and execution stay in one room, so recommendations are tested against what it takes to build them, and builds are steered by a plan.

Our clients are property management companies, strata and condo managers, commercial landlords, REITs and asset managers, building owners, facilities teams, developers, PropTech vendors, co-working operators, senior living operators and student housing providers. We work across Canada, with British Columbia as the primary focus, and our location pages cover every BC community we serve.

What we do in a typical building

The usual first step is a survey. We walk the risers and telecom rooms, list every switch, controller, recorder and access point, and compare the result with what the paperwork says. The output is a drawing set, a risk list and a ranked plan: usually a handful of urgent fixes, a few structural changes such as network segmentation, and a calendar of contract renewals nobody had been tracking.

From there the work is practical. We segment the network so building controls, cameras, access and tenants stay in their own lanes. We audit credentials and firmware on door systems. We design tenant Wi-Fi that actually reaches the corridor suites. We support Yardi, Buildium, AppFolio and Condo Control users and integrations. We back up the ledger and the lease files and prove the restore works. And we monitor the lot, so a failed uplink at 2 a.m. is a ticket and not a surprise.

Most property technology has been added by whoever was on site that week. We also take privacy seriously. Property companies hold identity documents, rental applications, banking details and camera footage. We align configurations with BC PIPA and PIPEDA expectations, document the controls and leave legal interpretation to your counsel. Starting prices: managed IT from $89 to $199 per user per month, projects from $2,500, vCIO from $1,500 per month and security assessments from $1,900, with a 10% launch discount, 5% GST and a free 30-minute consultation.

What is PropertyIT?

It is a sub-brand of SAZ.ca and Sedighi.ca, led by Ali Sedighi, MBA, with more than 17 years of delivery since 2007.

Are you a reseller or an installer?

We are an IT services and consulting firm. We design, specify, oversee and operate building technology, and we can procure equipment when you need it, but our recommendations follow the building and not a manufacturer's margin. Physical installation is performed by vetted local technicians under our scope and documentation.

What does PropertyIT cost?

Managed IT starts from $89 to $199 per user per month, building projects from $2,500, vCIO retainers from $1,500 per month and security assessments from $1,900. A 10% launch discount applies to new engagements and 5% GST is added.

Is there a long-term contract?

No lock-in. After onboarding, agreements run month to month. You own your drawings, configurations, credentials and data, so you can change providers without losing the record of your own buildings.

Which property software do you support?

We support Yardi, Buildium, AppFolio and Condo Control environments, including user roles, integrations, reports and migrations. We work alongside the vendors' own support teams and escalate on your behalf.

Can you work with our existing access-control and camera vendors?

Yes. We routinely work with existing installers and platforms. We audit what is in place, harden it, document it and set up logged remote access for the vendor so that support continues without a permanent hole in the network.
